We focus on unconditional land acquisition, development and sales, this is a rare opportunity to be part of a growing start-up focusing on an innovative housebuilding concept for the London/M25 market. Offering hands-on experience in a small yet dynamic company environment.
The Intern will complete a 6-month rigorous and challenging programme designed to equip them with the skills for an accelerated career in property development. The Intern who performs in an exemplary manner will be offered a place on our Graduate Training Programme. Intern Salary £1000 per month + £200 per month car allowance + expenses.
Qualifications:
We are looking for applicants with good A Levels and an attained/expected 2:1 or higher in a property related field, although any degree discipline will be considered.
Knowledge:
Our Internship Programme assumes no prior knowledge – but we do expect you to learn quickly. It’s very important to have a strong interest in property development and entrepreneurial ventures as well as being up to date on current business and market-related issues.

Responsibilities:
1. Work with the Acquisition Director to build relationships with agents, property consultants and land owners in Goldcrest’s core geographical areas.
2. Identify sites which match Goldcrest’s acquisition criteria; this will require targeted networking to source off-market opportunities.
3. Conduct initial desktop feasibility on sites sourced and as requested by the Directors; where appropriate, conduct on-site assessment to evaluate various aspects of the site’s development potential.
4. Assist with all aspects of the acquisition assessment whilst reporting to Acquisition Director & Design Director; full research and assessment work to be undertaken prior to issuing Architect’s Brief.
5. Input into the development appraisal to unlock hidden value and identification of purchase angles for all sites that you work on. Liaise with relevant internal and external team/consultants regarding;
a) valuation, demand and specification
b) buildability and construction budgets
c) architecture and town planning issues
d) appropriate development issues
6. Work with the Directors to negotiate advantageous contractual terms for sites such as delayed completion timescales or price retention.
7. Undertake market and planning research and assess most cost-effective construction methods: planning guidance, committee reports/appeal decisions and built out new schemes etc.
8. Post acquisition working with internal colleagues and external consultants to input into the process of securing planning consent for sites.
9. Work with the Directors to achieve maximum full value in the effective marketing of developments.
10. Work with Design Director on the Sales and Marketing of completed developments and support the on-site sales team. This will require weekend working.
11. Other responsibilities as directed including administrative support.
